Serious Question about Opening a Semi-Legit or Legit Spa

Maybe it's the wrong board to ask this since most of us are patrons rather than owners but I understand that you will need a body rub license to open a spa that is not therapeutic in nature, i.e. RMT?

I know the city of Toronto does not give out any more body rub licenses so you will need to buy existing ones.

How about in the city of richmond hill and markham? Do they still give out body rub licenses? If so, what are the steps of opening a semi-legit or legit spa like Just Relax or Relaxation Spa?

I understand that it is about:

1. Getting a license, body rub?
2. Renting a facility and buy supplies
3. Hire attendants

What else?

RH and Markham do not issue body rub licenses. Or any other type of license.

You can open an RMT clinic, but technicly the RMT has to be on premise at all times.

None of those semi-legit places are licensed to operate as a body massage place.

It’s an easy concept. You structure your business as something it’s not and you find landlord that is not overly concerned. It’s a very old game and it works well.

if they are selling a business, it is an alarm right there. If it is very profitable, why would the owner sell the spa?

Correction: The new place about to open is slightly north of the No Frills on the west side of Markham Rd. It's got it's sign up "Bodhi" and is street level of a condo building

Long time lurker here.

Recently had conversation with one of owners, who was selling one of two locations and seems 35k has become more or less standard rate for many joints if you are interested in buying existing average one.

According to her, she did put some more money to renovate the location and strictly drew the line of not offering FS, and kept the ladies based on review, not look or age. Apparently she made enough to cover her initial spending in her first couple of years - she was at the location pretty much all the time though. Obviously the landlord was fine with having AMP in his building but the location had bit of bad rep. before she took over, which made things little slower in the beginning. The owner sold the business since she's moving on to different industry.

I've seen quite a few suppliers in Scarborough for massage bed, sheets, oils and etc. Just google it, most of them are legit suppliers so you can claim them as expenses once you register. AMP usually uses their own community websites or news papers to hire, or word of mouth sometimes.

FYI, the new owners who took over the location offers pretty much everything and they seems really into making quick cash over building regulars, not sure how it will turn out since there are quite a few other AMP nearby.

I have involved in some wheeling and dealing with some spas and the price varies big depends on the location, the capacity, the conditions of the spas and the goodwill comes with the spa and such. The range is quite big even in 3 to 4 rooms spas. The best buys are the spas in good condition with little or no goodwill. Green Creek, Golden Lotus, Candy spas to name a few, all under $15,000. E&M was the highest with over $132,000 but excellent goodwill and in good condition and made her money back in a little over a year.
We have to realize not every spa is making money. I know of some spas barely surviving or losing money. Even E&M and SL were losing money on their first few months of operations and the owners were crying for help. Not as easy as it seems, some couldn't hold on to it. The previous owner of Golden Lotus lasted only 4 months and sold it to Anna at a big loss and now working at Ellagance.

You are right on that one kid. She still keeps telling me too bad she didn't meet me a few months back. Are you happy now?
BTW..Kid, you know very little about business ok. Spa business is the lowest expense , lowest over head business I have ever seen with great return if you know how to run properly.

What’s here name at Ellagance? A defeated business owner is probably one of the most giving.

Assuming rent and other expenses comes to $3000 a month. Each day (assuming there are 30 days in that month) you need about 4 customers per day just to break even. You think spa is that lucrative. If it is that lucrative there will more spas in the city. Spas are not like supermarkets, it is not revolving doors.

I don’t know if it’s the norm at these “semi legit “ spas but the owners I’ve discussed this with said the room fee is split 50/50 with the girls. Tips are for the girls.

If I were you, I wouldn't let people know that you collect cash at the end of the day. You are essentially letting people to rob you when you leave the spa LORD KRAY. As I said if the spa industry is that lucrative, there will be more spas open in the city.

KJ works at the busier spas, obviously there are many smaller ones that are just getting by...
