I believe your first sentence is correct. I have the zoning maps but too lazy to dig it up right now...

I don't know if there are Body Rub license limits for RH but the zones have already been mapped out for years...I don't know what specific criteria they used to determine which zones are permitted to have BR licenses but some of the spas that are allowed to have them are very close to residential neighbourhoods and day care centres so who knows.

And 160 seems to have the busiest restaurants out of those 3…

I thought that 155/160/165 we’re all zoned the same, except that 160 has some specific exclusions. There was a bylaw number but I never looked it up.

I think you are right...I believe they are all part of the MC-1 zone but later on some amendments were made for the 160 side and even parts of the other side (not 100% sure though)

Haha as a result, I have way more breakfast meetings at the Eggsmart than the other places. Even lunch time meetings. It’s a bit more quiet.

Don't forget the Marathon Cafe at 165. Ham and egg on a pineapple bun, beef tendon, Hong Kong style breakfast. Pretty good.

160 had an amendment done prior to the last shut down which allowed it to do massages.

Could also be that Richmond Hill elected a new Mayor in 2022 and this one isn't turning a blind eye to the EBC shenanigans.

This has probably been in the works for awhile and they are just now getting around to the implementation phase.

Why so many concentrated in these 3 buildings.

For any MPA who wants to open a Spa this is the easiest place to rent one. Outside of this area unless you are taking over an existing spa you will not find a lot of landlords willing to rent you a space.

It took someone I know almost 2 years to find a place in the Mississauga, Oakville Burlington area. Many landlords did not want a "Wellness Centre" in their complex unless she can say 100% that it is a legit business with no extras.

I was in that plaza on Wilmot on Tuesday and noticed that the former Joyce Wellness/Sunrise Spa was dark and had a sign saying permanylt closed. But it’s connected spa w appeared to be open ( sign lit up and lights on) as did QQ from which I saw people coming and going.

Nope. They are not zoned for body rub parlour but they can operate as RMT clinics. Same with 155 and 165 EBC.

The two spas are owned by the same owner. I still can't figure out why she needed both spas side by side. At one point she used to own Dream Inn location as well, 3 spas at the same time and sometimes no girls at Dream Inn location and Sunrise.

BTW...I saw bylaw driving around at 160 EBC plaza this afternoon but didn't seem like he stop anywhere. All the spas are open with Open signs on and every spa seems quite busy. All the spas across the street at 155 and 165 were all closed except DetanDu
