Correct. The place was poorly maintained and may need at least 50k to put it back into decent shape. I was approached to manage the place but the owner doesn't have a clue how the spa business function and doesn't want to spend any money to make the spa a bit better, so I walked away.

Leslie and hwy7 spas operating from 2nd floors won't worry much. Their rents are much cheaper than the ground level rooms. Peony spa was paying only $1300 a month until it closed down 2 yrs ago.

Spas at Warden and hwy7 HSBC plaza can be in trouble cuz their rents are very high. Oasis spa besides Gal Sushi rent was $4,500 a month plus TMI and other utility expenses which ran up to $6,000 a month. That's why Alice moved out. Orchid spa is a bit smaller but the rent is not cheap, close to $4,000 a month.

The Spa owners/MPA can get $2000/month from the Government for 4 months, if they have put in record of $5000 income in the past 12 months. This would help them to get over the temporary shut down or slow in business. Some of the Spa owners/popular MPA has more money take home than most of us here. I would worry about myself more than those Spa operators. They can easily get back to shape in a few months time.

You are correct. Some well run decent size spa owners take home avg $400 to $1,200 a day. If she is owner operator, she takes home a lot more. Only those who have no savings and blew them on casinos and brand name bags and clothing should worry.

$1200 bucks a day? Assuming owner gets $40 per customer. That meand a spa gets 30 customers a day. Wow.

Kid, you seem to forget I managed some spas. You think you know a lot about spas but in reality you know very little.
Even some well known semi legit spas average was about 30 almost every day. Over 40 is a norm in good months.
One of the well known holistic spa on Leslie did 96 in one day last summer and their closest rival did 65 in one day.
Holistic spas make more money cuz most transactions were in cash. Lots of semi legit customers are Insurance customers and about 50-60 % were paid with credit cards.

I agree 100%. Like what happened to some TTC employees reported in the news early this year. It is why I am very selective and only deal with spa owner/s I know.
For sure when we got over with this epidemic (I hope we do anytime soon) there will be lots of changes. Health insurance claims will be one them!

even being selective, that means nothing. It only takes one whistle blower to the insurance and the RMT place will be delisted.

no doubt he has extensive knowledge about the spa industry. I still find it hard to believe there are 30+ customers visit the semi legit spas on a weekday.

With his knowledge and his "CONNECTION" he should start his spa business instead.
